Are there enough houses out there to buy??

This is the question for real estate no, and to be honest the inventory is still down in most places. Yes we are all hearing on the nightly news of the encouraging news that houses are beginning to sell again and prices are going up. However when you break it down, supply is down and that” lack of supply has skewed the readings on home prices” according to this article on CNBC Housing Crisis: Not Enough to Buy.

Author Diana Olick explains several things very simply that are clearly affecting the real estate market.

So is now  good time for you to sell your home? As long as we have fewer houses to sell it will create a very tenuous market.  Hopefully you are in a better position if you are needing to sell.

This is the big question on the minds of those interested in selling their homes. Take a look at this article of the same name.

There are several good points to consider:

  • Home prices are beginning to rise
  • Mortgage rates are still low
  • Houses are selling faster
  • With this market it is possible to buy a more expensive home at a discount

What is most important to consider are what is going on with YOUR LOCAL market. There are trends around the country and some areas are better than others, but it’s important to do your research. Understanding what the local conditions are in your area are very important because you don’t want to “overreach” as it states in the article. That seems to be the biggest hurdle to overcome as a Real Estate professional and preparing comparables for clients. Most of us have some emotional attachments to our homes, however those don’t usually translate to the market value of the home.

Are you a technology user??? Do you have a smartphone?? I know that most of you out there are familiar with the always evolving world of technology, but how do you use it? Would or do you use this technology to find a new home or sell your old home???

There is a new study out that the NAR and Google Research collaborated on to discover the insights around using digital media with home shoppers, whether they were selling or buying. Very interesting data!!! The most significant highlight for me as a Realtor is that 90% of home buyers searched online during their home buying process!!!

Do you use digital technology for these needs?? Would you? I absolutely love the apps available for all real estate needs and locating the homes you are interested in. It definitely can assist an agent as you are driving around, especially if you strike out on the homes you actually went to see. I’ve been able to locate homes when I didn’t think I had anything else available. Have you looked for any apps?? There are so many out there, but I would definitely recommend the realtor.com app.realtor.com app image

Isn’t it amazing how technology has changed how we do so many things these days compared to the past?? I am definitely on the side that technology has been a plus for most businesses! And kids these days are learning it even younger and they will be some of your future clients and customers so learn how to use that technology to your advantage!!!

Positive Signs of Improvement….Even Price Gains You Say?

Clearly this may not be the best time to be in the Real Estate industry, however there are signs of improvement.

Many are looking for deals with all of the foreclosures that are on the market. According to this article, investors may only have a two-year window to “accumulate properties as the competition  and rising prices shrink the pool of cheap assets.” Investors are important because they then expend capital to upgrade or fix the rundown foreclosed properties.

The good news is home prices are continuing to rise and part of the reason is that low inventory of homes for sale. With that downtrend in housing inventory and slowly rising sales, the projections indicate there will be an increase in prices throughout the next year. Yet with tho  positives come indicators  that interest rates will rise as well.

Yet another article that explains this concept as well from the chief economist of the National Association of Realtors®. He does explain that investors will see healthy growth in home equity over the next four years.

Clearly there are some positives in the Real Estate industry and now is a really great time to buy a home whether you are an investor or just looking for your first home. As the economic situation improves it will get tougher to purchase a home.

Is it possible that a boom is coming???

Selling Real Estate is tough right now! In my area housing units are down, with virtually no new construction and many just not willing to get into the game. However there are signs that the economy may be turning. I am cautiously optimistic that things will beginning turning soon.

If you are a buyer, mortgage rates have never been lower and this is truly a positive.  And for those thinking of selling, it may be a really great time to think about selling. Take a look at this article that is an opinion survey, but it seems to be a positive indicator of becoming a good time to sell.

Additionally there are signs in the economy that there is a possibility that a new housing boom could be coming as indicated in this article. Economists warn that this will be a slower recovery and produce more modest results, but this is a positive nonetheless. Most of us would like our housing situation to return to what it was 5 years ago, but we need show some patience as that is unlikely to happen anytime soon.

Other indicators that we are headed in the right direction is from this article. Banks are also seeing a rebounding of the housing market with home lenders seeing a big jump in profits due mainly to those low interest mortgage loans now available. So the evidence is there that the economy is beginning to turn around. Clearly it is not going to do this very fast, but hopefully it will be the beginning to the turn around will begin to have similar effects on other parts of the economy, especially with respect to jobs!
